How Often Should You Clean Your Windows in San Jose?

May 14, 2026 · Window Cleaning Pros 85 · 3 min read

It's the question we hear more than any other: how often do windows actually need to be cleaned? The honest answer is that it depends on where you live, what's around your home, and how picky you are about a clear view. But there's a simple framework that works for almost every home and business in San Jose and the wider South Bay.

The general rule: twice a year

For most South Bay homes, two professional cleanings a year — once in spring and once in fall — keeps glass consistently clear without overdoing it. Spring cleaning clears away the heavy winter rain spotting and the first wave of tree pollen. A fall cleaning removes the dust and mineral buildup that accumulates over our long, dry summer, so your windows look their best heading into the holidays.

Commercial storefronts are a different story. Because clean glass is part of how a business presents itself, most storefronts and offices we service are cleaned monthly or quarterly depending on foot traffic and street exposure.

Five things that mean you should clean more often

Plenty of South Bay homes need a little more attention than the twice-a-year baseline. You'll want to clean more frequently if any of these apply:

  • Lots of trees nearby. Pollen in spring and falling leaves in autumn coat glass and clog tracks quickly — common in Willow Glen, Saratoga, and Los Gatos.
  • Sprinklers that hit the glass. Hard water from irrigation leaves mineral spots that etch into the glass if left for months.
  • You're near a busy road or construction. Road dust and exhaust film build up fast on street-facing windows.
  • Pets and kids. Nose prints and handprints on lower panes are a daily reality for many families.
  • You simply love a spotless view. Some homeowners with big picture windows or valley views prefer quarterly cleaning, and that's perfectly reasonable.

Tip: Hard water spots from sprinklers are the one problem that gets dramatically harder — and more expensive — to fix the longer you wait. If you see white, cloudy spotting that won't wipe away, address it sooner rather than later.

What happens if you wait too long

Dirty windows aren't just a cosmetic issue. Left long enough, mineral deposits and acidic contaminants can permanently etch and stain the glass, and grime in the tracks can stop windows from sliding or sealing properly. What would have been a routine cleaning can turn into hard water stain removal or, in the worst cases, glass that simply can't be restored. Regular cleaning is genuinely the cheaper path.

A simple South Bay schedule

If you'd rather not overthink it, here's the schedule we recommend to most homeowners:

  1. Spring (March–May): full interior and exterior clean, including screens and tracks.
  2. Fall (September–November): exterior clean to remove summer dust and mineral buildup.
  3. As needed: a quick exterior touch-up after heavy storms or if sprinklers have left spotting.

Homes with heavy tree cover, lots of glass, or sprinkler exposure should bump that to three or four times a year.
